UAD 3.6 Policy Exception Explained: What the Fannie Mae and Freddie Mac Update Means for Lenders
Fannie Mae and Freddie Mac announced a UAD 3.6 policy exception on September 30, 2026 for Sellers that need more time to complete their implementation.
This is not a blanket delay. The November 2, 2026 mandate is still in place, and the exception has to be requested. Here is what lenders need to know.
Who Qualifies for the UAD 3.6 Policy Exception?
The exception is available to Fannie Mae and Freddie Mac Sellers that need more time to complete their UAD 3.6 implementation.
How to Request a UAD 3.6 Policy Exception
The exception is not automatic. Sellers must request it and receive approval. The official announcement covers policy compliance, the updated timeline, and the request process:
The November 2, 2026 UAD 3.6 Mandate Still Applies
Without an approved exception, UAD 3.6 is required for all new appraisal reports submitted to the Uniform Collateral Data Portal (UCDP) on or after November 2, 2026. All existing GSE appraisal forms are being replaced by a single dynamic report that covers all property types.
Should Lenders Rely on the UAD 3.6 Exception?
The exception is a safety net, not a new deadline. If your team needs it, request it. Either way, keep moving toward full UAD 3.6 adoption now so the transition stays smooth for your borrowers, appraisers, and pipeline.
