Comparing UAD 2.6 and UAD 3.6 Ahead of the November 2, 2026 Mandatory Compliance Deadline for Lenders and AMCs

UAD 3.6 is the biggest change to residential appraisal reporting since 2011. On November 2, 2026, all new submissions to Fannie Mae and Freddie Mac must meet the new standard. Legacy UAD 2.6 forms including the 1004, 1073, and 2055 will no longer be accepted for new originations.

UAD 3.6 Report Format Change: Single Dynamic URAR Replaces Over a Dozen UAD 2.6 Static Forms 

UAD 2.6 uses fixed form numbers. UAD 3.6 replaces all of them with a single dynamic Uniform Residential Appraisal Report (URAR). The new report has 29 sections: 17 always visible, 12 conditional based on property type. No form numbers. No General Addendum. Property data drives the report structure automatically. 

UAD 3.6 Data Standard: MISMO v3.6 Schema, ZIP Package Delivery, and Updated UCDP Submission Requirements 

The data standard moves from MISMO 2.6 to MISMO v3.6. Delivery changes from XML or ENV files to a 3-component ZIP package: an XML data file, a PDF report, and an images folder (60 MB max). UCDP and EAD are fully updated for UAD 3.6. The new Submission Summary Report (SSR) returns feedback in both PDF and JSON. 

Note: Platforms that cannot generate compliant ZIP packages cannot submit to UCDP after November 2.

UAD 3.6 Condition and Quality Rating Changes: What Residential Appraisers Need to Know 

C1 to C6 and Q1 to Q6 scales are retained but expanded. Appraisers now provide separate exterior and interior condition ratings, plus room level detail for each kitchen and bathroom. Quality follows the same structure. Both reconcile to an overall rating. A single standout feature no longer changes the full dwelling rating. 

UAD 3.6 Square Footage Requirements: Gross Living Area Retired, ANSI Z765-2021 Compliance Now Mandatory 

Gross Living Area (GLA) is formally retired. Above-grade finished area and below-grade finished area replace it throughout the Selling Guide. Full ANSI Z765-2021 compliance is required for applicable property types effective August 8, 2025. The GXX001 exception code is retired.
